Should I use a Realtor to purchase from a builder?

Yes, definitely.  The new home sales rep at the model represents the builder.  It is important that you have a representative who can assist in uncovering all available incentives and rebates they may offer, to help understand the contract and the process, and make sure you get all available inspections through the process.  It's also helpful to have someone on your team who knows what is normal, what is not, and how to solve any issues.  

Plus, its a free service to you as a buyer and does not affect the price of the home.  It is a big purchase, so you should definitely have representation.  

Do I need to be pre-approved by a lender to shop for new construction?

It is always best to be pre-approved when shopping for a home.  However, a lender that works "in-house" with a builder may have additional incentives for you that an unaffiliated lender does not.  This is best evaluated on a case by case basis.  You don't want too many credit inquiries, but it is best to know what you are qualified for in advance so you can narrow your options.

Can you help us purchase an existing home instead?

Absolutely!  Helping buyers purchase existing homes is a big part of what we do.  Not everyone wants a newly built home and they are not always available in the school district or within the proximity to work that a home buyer desires.  If it's for sale, new or existing, we will help you purchase it and will work to negotiate the best possible price and terms for you!

What are the benefits of buying a newly built home?

There are many!  You might want to watch my short video on the "Buying New Construction" page for a comprehensive list.  But in short, everything is new, under warranty and less expensive to operate due to the improved energy efficiencies.  You also don't have to worry about older appliances failing, older AC systems wearing out, smells and stains from previous pets and other legacies from previous owners.   You also won't need to worry about making updates of dated fixtures, cabinets, countertops, etc.  There are more reasons.  Overall, the benefits can be very compelling.

What are the drawbacks of buying a newly built home?

Great question!  There are a few drawbacks.  It may take a while for new services and retail to move into the area if they are not already nearby.  You may hear hammering and sawing and have work trucks in the area while other homes are still being built.  Older neighborhoods tend to have taller trees and it may take a little while for streets in the area to be widened to accommodate more drivers.    

Are new construction homes affordable?

Newly built homes span all sizes and price ranges.  There are quality new homes in the low $300's,  luxury homes that are $1mil+, and many variations in between.  "Affordable" can refer to more that just price.  Buying a new home can reduce your utility and operating costs due to energy efficiency and also reduce maintenance costs because so much is under warranty and, well, new.  Insurance costs are often lower too.  In short, if you can purchase an existing home, you can typically also purchase new construction.
